Greenwich
Greenwich had one of the most dramatic year over year turnarounds in the county. Closings jumped over 50%, homes are moving nearly twice as fast, and new listings are shrinking. Sellers here have the upper hand and buyers need to be ready to move.

Westport
Westport is a cash buyer’s market right now. With 62% of March sales paid in full and homes averaging 102% of asking price, competition is real. Inventory dipped again year over year and days on market ticked up, which tells you buyers are being more selective but the well-priced homes are not waiting around.

Darien
Darien’s story this quarter is about price strength over volume. Fewer homes sold; however, the ones that did, went for 10% more than a year ago and consistently above asking. The upper end of the market is exceptionally competitive. New listings are rising and pending sales are climbing, so the pipeline looks strong heading into late spring.

Wilton
Wilton is moving fast and buyers are noticing. Homes are going to pending in about 12 days on average and the price per square foot is up over 13% year over year. For buyers priced out of Westport or New Canaan, Wilton continues to offer real value with the same strong schools and commuter access.
